“The market for villas and townhouses in Ho Chi Minh City in the first quarter of 2024 did not have many positive changes in terms of operations. The market absorption rate is only 20 – 30%, with no significant change compared to the previous quarter,” the report stated.

According to reports, in Hai Phong, the selling price of villas and townhouses is about 60 ÷ 65 million VND/m2. Prices of villas, townhouses, and land with an average value of less than 5 billion VND have transaction volume increasing by 3 – 5% compared to the end of last year.

In Ha Nam, the market recorded many signs of improvement in transactions with the land segment with a selling price of about 2 billion VND/land thanks to the newly approved planning, convenient location adjacent to Hanoi and the invest heavily in infrastructure;

Notably, in Hai Duong the real estate market is thriving with many new projects and has a high absorption rate of up to 100%. Accordingly, the project has guaranteed legal status, available infrastructure and utilities, recording a price increase of up to 40% compared to the same period last year…

Also according to the survey, after the Lunar New Year holiday in some areas, selling prices increased slightly and transactions were quite exciting. Organizing land auctions in urban areas and new residential areas has been approved by local authorities. Localities deploy more than the same period in 2023. This is also considered a factor that can help make the land market more vibrant in the near future.
