ENFIA: Until March 8, the corrections to E9 that “deflate” the bill

The E9 platform taxpayers who in 2023 acquired a property by purchase, parental benefit or inheritance or sold or wrote to their children and grandchildren real estate or settled arbitrary surfaces should hurry to visit.

The time for additions, corrections and deletions to the real estate data appearing in E9 ends this year on March 8, earlier than in previous years as based on the new schedule of the Ministry of Finance and the AADE this year’s ENFIA account will reach property owners at the end of March and will be paid in 11 monthly installments instead of 10 with the first due on April 30, 2024.

From 2025, changes in property details will be declared at the latest at the end of January and the tax will be paid in 12 monthly installments.

Thousands of taxpayers who bought or sold real estate after July 2023 have been spared the “headache” of completing E9. According to the AADE data, approximately 90,000 E9 declarations concerning real estate purchases and sales that took place in the second half of 2023 have already been filled in automatically based on myProperty data. In this case, taxpayers will only need to check the E9 and if they have no other changes in their financial picture they do not need to do anything else.

The image of their properties in E9 should be “checked” immediately, no later than February 22, 2024, and taxpayers who are entitled to a discount of up to 10% for their homes insured against earthquake, fire and flood. The submission of the declaration of real estate data (E9) for the year 2024 regarding insured residences acquired within the year 2023 is a necessary condition for submitting the application for the ENFIA reduction through the platform.

Therefore, citizens who may not see properties acquired in 2023 in the myProperty application, must check whether an E9 declaration has been submitted for them and submit this declaration before re-entering the application.

The most frequent errors, gaps or omissions in the declaration for the data of the properties that bring extra burdens on the amount of the ENFIA concern the floor, the extent of the main and auxiliary spaces, the real rights, percentages of co-ownership, the characteristics of the plot of land and the buildings that they are in them as well as the professional ones.
