The Square Mile in Belval continues to take shape. The development of the new heart of Belval began in the summer of 2019 with the allocation of the first plots of land to investors. Since then, the heart of this district has been teeming with more or less emblematic projects around the Place des Bassins in the so-called Central Square. Last December, Atenor and Arhs unveiled their Kyklos project for lot 48. The focus is currently on lot 43 on the corner between the Porte de France and the Boulevard du Jazz.
Opposite the new Luxembourg headquarters of the Société Générale bank, a building with an area of 23,600 square meters will be built, which will also include 10,000 square meters for parking spaces in the basement. According to Agora, the company responsible for the development of Belval, a large part of the area will be used for apartments and a hotel. A good 4,000 square meters are also earmarked for shops and leisure activities.
Pulse, the short name of the project, was designed by Christian Bauer & Associés Architectes. The Corcelli Group acquired the corresponding lot 43 in 2021 together with the investor Beinvest. Since then, several drafts of the project have circulated, but they were not comparable to the draft that was unveiled a few days ago.
Second hotel for Belval
Corcelli specializes in the development and construction of hotel projects in Luxembourg, particularly in collaboration with the Ibis hotel group. This partnership resulted in a three-star hotel with 110 rooms opposite the Belval Plaza in 2010. In the future, Pulse will also house a hotel just 200 meters away. However, this will have four stars.

It will be built on the Porte de France side, while the apartment blocks face the quieter side streets. The hotel project will reinforce the relatively limited local offering in this area. When asked whether a hotel chain like the Accor Group would take over the hotel, the Corcelli Group had not yet responded to the publication of the article.
The entrance gate to the Square Mile
The apartments, ranging from 52 square meter studios to 119 square meter four-room apartments, are scheduled to be completed as early as 2025, according to the Agora website. Construction is about to begin. Pulse thus becomes another piece of the puzzle in the current residential dynamic in Belval. An average of 300 residential units will be completed there per year by 2027, Agora explained in its last annual report.
In addition to the hotel and the residential part, the mix of the real estate project is characterized by a daycare center and commercial space.
Due to its geographical location, Pulse will form an entrance gate to the Central Square when viewed from Belval-Université station, the Rockhal, Belval Plaza and the Hauts-Fourneaux terrace. On the site that was long occupied by a large parking lot, Pulse is bordered by a pedestrian link that runs parallel to Boulevard des Lumières and Boulevard du Jazz. It will lead directly to Place des Bassins.
