Exclusive interview with Raphaël Toky, founder of Master Immo. In Madagascar, land remains marked by fear: fear of scams, endless disputes, administrative delays. Raphaël Toky — The Malagasy land market is still too often associated with insecurity and scams. Many families have already experienced the nightmare of purchasing land only to discover that it is contested, or that the title does not exist. We wanted to change this reality. At Master Immo, each piece of land goes through ten stages of legal and administrative validation: cadastral verification, control of heirs, official transfer, notarial compliance… Nothing is left to chance. This protocol allowed us to keep a “rare” promise: ten years of activity, zero disputes, more than 2,807 satisfied customers. Confidence is not a slogan, it is a method. And it is precisely this rigor that attracts families and entrepreneurs alike.

Master Immo is moving upmarket, particularly with the Palace subdivision. What does it represent for you and for the Malagasy real estate market?

RT — In 2015, we sold our first batch for 800,000 Ariary. It was a founding step. Since then, we have sold more than 102 hectares of secure land and delivered 28 subdivisions, all 100% titled and allocated to exclusively Malagasy clients. It was obvious for us to offer the best to our best clients by offering premium projects. Palace is precisely an architect-designed housing estate, in a secure setting, with swimming pool, gym, 24-hour security and an architectural design of international inspiration. This project embodies our ambition: to offer Malagasy people a modern, prestigious and secure living environment, without them having to turn abroad. This is a strong message: premium real estate should not be reserved for Dubai or Europe. It can and must exist in Madagascar, designed by and for the Malagasy people.

You passionately defend a 100% Malagasy premium ambition. Concretely, how does this translate into your projects?

RT — This translates into partnerships with the best Malagasy and international talents. We collaborate with around thirty Malagasy partners in the sector. For example, we collaborate with Voninkazo Randrianarisolo, a world-renowned architect, to give our projects a unique aesthetic and functional signature. But beyond the big names, it is a philosophy: promoting local know-how, creating jobs, and proving that a real estate project designed in Madagascar can reach international standards. We want to make Master Immo a model: a premium player, 100% Malagasy, zero compromise on safety and quality.

How do you see the future of Master Immo?

RT — Our future is clear: to become the premium land reference in Madagascar, while serving as a bridge between our market and the diaspora. We want to be this bridge of trust, with a transparent, secure and rewarding land product. But we are going further: we are preparing high-end construction, designed by and for the Malagasy people. We want to prove that it is possible to build residences here that compete internationally, drawing on our talents and resources. Our mission is simple: restore confidence in Malagasy real estate and show that our families deserve the best. Not just land, but a solid, lasting and prestigious legacy. Because deep down, and I repeat: “inheritance is sacred”.
