An error has major consequences for the construction of a new apartment building in Repellaan in Schaijk. The foundations are too low and need to be raised, but this is not possible without demolishing the building under construction and starting over.
The construction of the 24 social rented apartments, on the site of an old supermarket, has been at a standstill for more than six months. Since then only a carcass of concrete walls has remained. Nothing has happened on the construction site for months. Bricks for the exterior walls lie unused on pallets in front of the apartment complex. Construction scaffolding waits against the facade.
Initially it was planned to lift the building. This means that the building is lifted to raise the floor. But a company specialized in this type of work has announced that in this case lifting is not possible.
The materials are reused
That’s why the construction company Van Herpen and the owner Brabant Wonen decided to demolish the entire building, raise the foundations and then rebuild it. “The intention of the new plan is to reuse as many building materials as possible. Only sand-lime stone walls cannot be reused,” a spokesperson for Brabant Wonen said.
“Raising” the building would take about three months. Taking down the entire building and starting over takes almost six months. “The building is dismantled down to the internal load-bearing walls of the ground floor. Then the floor is raised before everything is rebuilt again. First the left side of the building is tackled and then the right side. At the same time, it is not possible to cross the space available on the construction site.”
Residents will not be able to move in until later
The residential complex will host homes for small families, couples and singles. The delay in construction is above all a bitter pill for future residents. The building was initially expected to be completed late last year. Now it will be the spring of 2025.
