Chairman of the Regional and Urban Engineering Vocational Agency of the Indonesian Engineers Association (PII), Soelaeman Soemawinata, stated that according to theory there are 8 requirements for Jakarta to become a global city. According to him, only 3 things have been fulfilled, namely a large population, the existence of multinational companies and the dominance of the national economy.
According to him again, 5 conditions that have not been met by Jakarta as a global city are related to the lack of uniform development in Jakarta (High Degree of Urban Development), then the element of a significant and globalized financial sector does not exist. “Like urban development, Jakarta still has problems with flooding, slum areas and less integrated transportation. “Apart from that, the existing transportation system also does not provide extensive services and is not simple,” explained Soelaeman in Elevee Media Talk, in Alam Sutera, South Tangerang, Monday (29/4/2024).
It cannot be denied that most cities in the world, including Jakarta, have their development carried out by the private sector. Just look at the Jakarta CBD area such as Thamrin, Sudirman and the Kuningan area, the construction of office buildings and others developed by the private sector.
Likewise, in the Bodetabek area (Bogor Depok, Tangerang, Bekasi) the existing development is being developed by the private sector. The government as the regulator of property development must encourage ease of regulation so that arrangements are better and maximized.
“My note is that in Bodetabek, almost 50 thousand hectares, the private sector carried out development with a large-scale concept, and succeeded in changing the face of the area they developed. For example, around Serpong, Tangerang there are almost 10 thousand hectares. “Apart from that, there is also a lot of development of 10 – 100 hectares being carried out by the private sector in Bodetabek,” explained Eman, nicknamed Soelaeman Soemawinata who is also on the Honorary Board of Indonesian Real Estate (REI).
Jakarta and the Role of Surrounding Areas
