Not only the Catarina coast is experiencing real estate appreciation. In Blumenau, in 2023, the average price of residential properties grew by 10.63%, according to the FipeZap index, calculated based on information from advertisements.

The volume represents double the national average measured by the indicator, which was equal to 5.13%, considering 50 cities – including capitals and municipalities of large metropolitan regions. The numbers were released this Tuesday (9).
In Blumenau, the average price per square meter increased from R$5,501 to R$6,055 between January and December last year. The variation of 10.63% is in line with what was observed in Balneário Camboriú (+10.82%) and Joinville (+10.96%).

In the other Catarina cities on the coast, however, the appreciation was much higher. In Itapema, one of the highlights of the ranking, the square meter became more expensive by 19.52%, rising to R$ 12,498 – the second most “inflated in Brazil”, behind only Balneário Camboriú (R$ 12,624).
In Itajaí the appreciation was 13.35%. But it was in São José, in Greater Florianópolis, where the index grew the most, by 19.63% – the largest increase among the 50 cities verified by FipeZap. Santa Catarina, in fact, is well positioned in the ranking, placing four municipalities in the top 10 places (see gallery above).
