According to the FipeZAP index, which tracks the prices of residential properties for sale, the year 2023 ended with a cumulative average real estate appreciation of 5.13% in the country. All 50 cities tracked in the survey released this Tuesday (9) recorded increases throughout the year.

Among the 16 capitals monitored, Florianópolis achieved the fourth highest appreciation, with 12.28%. Vitória (ES) presented the highest average value per square meter in the sample (R$ 10,877/m²), followed by Florianópolis (R$ 10,786/m²).
According to the index, considering cities that are not capitals, three cities in Santa Catarina led real estate appreciation in 2023: São José, with +19.63%; Itapema, with +19.52%; and Itajaí, with +13.35%. Also worth mentioning is Joinville, with a +10.96%; Balneário Camboriú, with +10.82%; and Blumenau, with +10.63%.
